Rules and Regulations

1.    Check-in Time is after 3:00 p.m. Pacific Time and Check-out is 10:00 p.m. Please do not check in early without prior permission.
2.    This is a Nonsmoking unit.
3.    No pets are permitted under  any circumstances.  Rule breakers are subject to losing their damage deposit.
4.    Damage/Reservation Deposit:  A damage/reservation deposit of $200 is required.  This must be received within five (5) business days of booking the reservation.  We inventory and inspect the unit before and after your stay. The deposit automatically converts to a security/damage deposit upon arrival.  The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met:
a.    No damage is done to unit or its contents, beyond normal wear and tear.
b.    All debris, rubbish and discards are placed in dumpster and soiled dishes are placed in the dishwasher and cleaned. 
c.    Key is left on the dining room table and unit is left locked.
d.    No linens are lost or damaged.
e.    Furniture is left as it was found
f.     No items are missing
g.    No early check-in or late check-out.
h.    All blinds and curtains are closed.
i.      Lockbox is left in working order**
(If you use the lockbox to store your key, please hang the key inside the box so it can't fall down to jam the lockbox. If a locksmith is required to open the box there will be a $50 charge deducted from the damage deposit.)
5.    Payment :  The first payment  is due along with the $200 damage/reservation deposit within five (5) business days of booking the reservation.  The second  payment is due 60 days before arrival.  The final payment is due 30 days before arrival. These payments will be applied toward the rent. We accept PayPal and Bank money orders, cashier's checks or personal checks payable to:

These advanced payments are not damage deposits.
6.    Cancellations:  For cancellations made 60 days prior to arrival payments will be fully refunded. For cancellations made 59 to 31 days prior to arrival there is a fee equal to one night's rent.  There are no refunds for cancellations less than 30 days prior to arrival.  Cancellation or early departure does not warrant any refund of rent or deposit. Travel insurance is advised.
7.    Maximum Occupancy:  The maximum number of overnight guests per condominium is limited to ten (10) persons. 
8.    Inclusive Fees:  Rates include a one-time linen/towel setup and use of Beach Club facilities.
9.    Beach Towels:  We suggest you bring beach towels.  We do not permit towels or linens to be taken from the units. 
10. Rate Changes:  Rates are subject  to change without notice.  Once reservations are confirmed rates will not change.
11. Falsified Reservations:  Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money and the party will not be permitted to check in.
12. Written Exceptions:  Any exceptions to the above-mentioned policies must be approved in writing in advance.
13. Telephone:  There are no telephones in the unit.  We recommend that you need to bring your cell phone.
